Repair, framed honestly
Metal Roof Repair in the North Country
Metal roofs in Clinton, Franklin, Essex, and St. Lawrence counties earn their reputation, but they are not maintenance-exempt. Wind works panels loose, flashing details age, and the screw-down roofs on older homes and camps carry gaskets with a service life shorter than the panels above them. This page covers what repair handles well, and how to recognize the point where repair money is really replacement money on an installment plan.
Repairs that make sense
Repair is the right call when the problem is local and the roof around it is sound: a panel lifted by a storm, one failed flashing, a ridge closure that walked, a small run of aging fasteners.
- Storm-loosened or lifted panels re-secured before wind gets under a neighbor.
- Flashing and penetration details at chimneys, valleys, vents, and skylights, the most common leak sources on any roof type.
- Fastener service on exposed-fastener roofs: re-driving backed-out screws and replacing aged gaskets, the routine ownership task of ag panel.
- Seam and closure work on standing seam, including re-crimping a seam or replacing a damaged closure.
- Adding engineered snow retention to a roof that sheds dangerously; that upgrade has its own page.
The honest threshold
A repair quote is worth comparing against time, not just the roof. When leaks move around, when gasket failure is widespread, when corrosion shows through the finish across slopes, or when the real problem is an assembly that was never right for this climate (no eave ice barrier, no ventilation), each repair buys a shorter respite. The pattern to notice is the second or third call for the same roof. At that point, read the lifecycle comparison and look at a full replacement with clear eyes: in this climate the per-year math often favors ending the cycle. What a replacement runs is banded honestly in the cost guide.
Ice dams on a metal roof
A surprising number of repair calls in Plattsburgh and Saranac Lake winters are really ice-dam calls: water backing up at the eave of a roof whose assembly, not covering, is the problem. Patching where the water showed up does not touch the cause. Before commissioning repeat repairs, read Do metal roofs stop ice dams? and have the attic side assessed. The whole-assembly picture is in The North Country Standing Seam Metal Roofing Guide.
What it costs, and what happens after you send it
- What does a metal roof cost in the North Country?
- A full standing seam replacement lands in a reported band of roughly $18,000 to $36,000. That is a planning band, not a quote and not our price. There is deliberately no per-square-foot number here: roof size and pitch, panel and gauge, seam type, snow engineering, tear-off and site access move the figure enough that a single universal rate would be invented. Our cost guide walks through what actually drives it.
- Does that band apply to this work?
- No. It prices a full standing seam replacement. A repair, snow retention, or going over an existing roof is scoped and priced separately, and the contractor who gets on the roof is the only honest source of that number.
- How fast will someone get back to me?
- Calls and form submissions reach Compass Camper LLC directly. We read the request and pass it to an independent local metal roofing contractor, usually within about an hour during the day. They then contact you to look at the roof and price the work on their own schedule.
- What work is covered?
- New standing seam roofs and replacements, metal over an existing roof, exposed fastener and ag panel, repair, and snow retention and ice management. See every service.
Only the independent contractor we send your request to can price your actual roof. Compass Camper LLC does not perform roofing work and does not quote it.
Verify Your Metal Roofing Contractor in New York
New York State does not license roofers, and neither Clinton, Franklin, Essex, nor St. Lawrence county runs a contractor licensing program. That puts verification in your hands. Before signing anything, check three things:
- Insurance. Ask for a Certificate of Insurance showing active general liability coverage and New York workers' compensation, which is mandatory for any business with employees, roofers included.
- A written contract. NY General Business Law Article 36-A requires home improvement contracts to be in writing, and gives you a cancellation right until midnight of the third business day after signing, plus deposit protections (escrow or a posted bond).
- Manufacturer certification. Standing seam systems carry installer training and certification programs from the panel manufacturer. Ask which system the contractor is certified to install.

Repair Questions
What metal roof problems are genuinely repairable?
Localized ones: a storm-loosened panel, a failed flashing detail at a chimney or valley, a slipped closure at the ridge, aging fasteners on an exposed-fastener roof, or a seam that needs re-crimping. When the problem has an address on the roof, repair is usually rational.
When does repair stop being worth it?
When the problem is systemic rather than local: widespread gasket failure across an old screw-down roof, corrosion showing through the finish on many panels, chronic leaks that move around, or an underlying assembly problem like a missing eave ice barrier. At that point each repair buys less time, and the replacement math deserves a look.
Can an old ag-panel roof be repaired with standing seam parts?
No, the systems do not mix on a slope. An exposed-fastener roof is repaired with matching panels and fasteners. If the goal is to end the fastener maintenance cycle, that is an upgrade conversation, not a repair.
My roof is leaking right now. Is this the right page?
If water is actively coming in, contact your insurer and a local contractor directly today rather than waiting on a referral service; emergency tarping is time-sensitive work this site does not dispatch. Once the roof is stabilized, we can connect you with a contractor for the permanent fix.
